Browary Warszawskie – building permit for the first office building

Echo Investment has been granted a permit for the construction of the first office building which is part of the Browary Warszawskie project in the quarter of Grzybowska, Wronia, Chłodna and Krochmalna streets.

The name of the building "Offices at the Gate" alludes to a nearby city square under the name of the Brewery Gate. All the names of the office buildings which will be developed within the area of Browary Warszawskie will be inspired by the history of the famous Haberbusch & Schiele brewery, which was established at this site over 170 years ago. "Offices at the Gate" [Biura przy Bramie] is a building which will offer nearly 13,000 sqm of modern office space as well as 1,100 sqm of services. It will consist of two parts (11 and 7 floors) with a two-storey underground car park for 106 cars. The project also includes 82 parking spaces for bicycles. The work related to the construction of the office building is to be launched in July this year. The work related to the partial construction of the city square under the name of the "Brewery Gate" [Brama Browarów] is to start at the same time. There will be more such public squares – other ones will be developed e.g. in the historical Brewhouse building as well as between residential buildings in the northern part of the plot (the so-called Breakfast Square). Residents, walkers, tourists and employees of the companies which will have their offices here will be able to use an open area of as many as 15,700 sqm, which will make it possible to freely walk around Browary Warszawskie all day and night. The project will also involve the development of new streets, including a completely new section of Krochmalna Street. Browary Warszawskie is a project which is developed in a special place in the centre of Warsaw, in the quarter of the streets: Grzybowska, Wronia, Chłodna and Krochmalna, near new business and financial axes of the capital city. Thanks to access to the developed public transport and the proximity of the main traffic routes it is one of the spots on the map of Warsaw which has the best connections with the rest of the city. It is also a place where the future meets the past of the city. On the one hand it includes dynamically developing new projects and infrastructure, on the other – traces of historical urban development providing good energy of old craft and industrial successes. This is where the Haberbusch & Schiele brewery, the largest one in the Kingdom of Poland and one of the most important ones on the European map of breweries, was established in 1846 and prospered until the Second World War. Its operations were continued by the Królewskie brewery and the production continued ceaselessly until 2004. The new development concept which was created by Echo Investment will return the entire quarter to Warsaw and its residents. With respect for the history, striving at the restoration of the natural city development, which was broken at this site for many years, the project will create a framework for modern, multifunctional city environment. The developer invited the renowned JEMS Architekci architectural studio to develop the concept. They have created a spatial concept which is close to the spirit of new urbanism - striving to create a living part of the city, which corresponds to diverse human needs. The Browary Warszawskie project will be a thriving place thanks to people – residents, office workers, customers of cafes and restaurants, nearby residents, tourists and all those who appreciate people-friendly places. The elementary components of the Browary Warszawskie project will include the omnipresent greenery, on the ground floor as well as on various levels of the building, new communal areas – public squares and yards – well thought out and cosy places which will be the focus of life at the Brewhouse Square, the Brewery Gate Square, the Central Garden, the Time Cellars and the small Breakfast Square. www.bw-echo.com.pl
